Compare property prices fairly
“Per square foot” is the language of real estate because it lets you compare properties of any size on equal terms. This calculator works both ways: find the rate per sq ft from a total price and area, or estimate a total cost from an area and a rate.
Choose a mode and enter your figures. In rate mode, a ₹60,00,000 home of 1,200 sq ft comes to 60,00,000 ÷ 1,200 = ₹5,000 per sq ft. In total mode, running the same numbers the other way — 1,200 sq ft at ₹5,000 per sq ft — gives back 1,200 × 5,000 = ₹60,00,000, confirming the two modes are exact inverses of each other.
Why the area you measure changes the answer
One crucial caveat: always check which area a quote uses before comparing rates between two properties. The same total price looks cheaper per square foot when quoted against super built-up area than against carpet area, since super built-up includes a share of common spaces like lobbies, stairwells and corridors that are not actually usable inside your unit — a builder quoting ₹5,000/sq ft on super built-up area might really be closer to ₹6,500/sq ft on carpet area, depending on the loading factor. Comparing carpet-to-carpet, or super-built-up-to-super-built-up consistently, is the only fair basis for judging value across projects. Also remember that headline per-sq-ft rates rarely include parking, floor-rise charges, amenity fees, GST and registration, so the all-in cost you actually pay is higher than rate × area alone suggests.
