The government charges duty on whichever number is bigger

An agreement value of ₹50,00,000 against a circle rate of ₹52,00,000 in Maharashtra, for a male buyer, gets charged on ₹52,00,000 — the higher of the two — not the actual agreed price. That's not a rounding choice; it's a deliberate legal rule to prevent under-declaring a property's value on paper. Stamp duty at Maharashtra's 6% male rate on that figure comes to ₹3,12,000. Registration would normally run 1% of the same value (₹52,000), but Maharashtra caps registration charges at ₹30,000, so the lower capped amount applies instead — bringing the total to ₹3,42,000. Run the identical property through Maharashtra's 5% female-buyer rate, and stamp duty drops to ₹2,60,000 — a ₹52,000 saving purely from the gender-based rate.

Two rules doing all the work here

Everything in this calculator flows from two mechanisms. First, duty is always charged on the higher of the declared agreement value and the government circle (ready-reckoner) rate — a safeguard that closes the obvious loophole of declaring a lower price than what actually changed hands. Second, both the rate itself and any buyer-category rebate are state-specific: several states, including Maharashtra and Delhi, charge a lower rate for female buyers specifically to encourage property ownership among women, and this calculator applies that rebate automatically once you select buyer gender.
